Level 1 sweep and inspection to the NFPA 211 annual standard - flue, crown, cap, and flashing checked and photographed
Chimney sweep logs do not sweep chimneys. They loosen some creosote - which then falls where a brush and vacuum still have to collect it.
Famco Damper Repair: The Frisco Owner’s Guide
Famco damper repair in Frisco typically runs $340-$580 installed, depending on whether we’re replacing the plate, the frame, or the full assembly. We stock Famco-compatible parts on our trucks and can usually complete the swap in one visit. Most Frisco homeowners discover the problem when smoke won’t draft properly on the first cool October evening, or when they spot rust flakes in the firebox after a humid North Texas summer.
The damper sits right above the firebox and seals the flue when your fireplace isn’t in use. On Famco units, it’s usually a throat damper with a cast-iron or steel plate that pivots on a rod controlled by a handle or chain. When that plate warps, the frame cracks, or the pivot mechanism seizes, you’re losing heated air up the chimney in winter and letting conditioned air escape in summer. In Frisco’s clay-heavy soils, subtle foundation shifts over years can stress the damper frame, which is why we see more frame cracks here than in areas with sandier ground.
Which Famco Models This Applies To
Famco doesn’t use a single universal damper design across its product lines, so matching the right part matters. The most common units we encounter in Frisco homes are the Famco 8-inch, 10-inch, and 13-inch throat dampers, plus the larger 16-inch and 18-inch models found in the bigger hearths around Starwood and Newman Village. The critical measurement is the inside width of the flue throat, not the damper plate itself, which is typically 1/2 to 3/4 inch smaller to allow pivot clearance.
Check for a stamped model number on the damper frame’s left side (facing the firebox) or on the handle bracket. If corrosion has eaten the stamp, measure throat width, depth, and the rod diameter, usually 5/16 or 3/8 inch. We carry both OEM Famco dampers and quality aftermarket equivalents from Gelco and Olympia Chimney through our Haven buying network. For most Frisco replacements, we recommend the aftermarket equivalent, it’s built to the same spec and keeps the installed price honest without the OEM markup. The exception is older Famco units with the original chain-drive handle mechanism, where the pivot geometry is proprietary and an OEM match prevents binding.
Signs Your Famco Damper Repair Is Failing

- Smoke rolling into the room on startup. The damper plate isn’t opening fully, or it’s hanging crooked from a bent pivot rod. Partial obstruction kills draft before the flue warms, and in Frisco’s tight new construction with energy-efficient homes, there’s even less makeup air to compensate.
- Cold downdraft even with the damper “closed.” The plate has warped from heat cycling or the frame has cracked, leaving a gap that lets outside air pour down. We measure these gaps with a feeler gauge during our camera-scan inspection, anything over 1/8 inch is functionally open.
- Handle spins freely or jams completely. The worm gear or chain drive has stripped, or the pivot rod has corroded where it passes through the frame. This is the most common failure mode we see on Famco units after 12-15 years in North Texas humidity.
- Rust particles or orange staining in the firebox. Moisture is getting past a compromised damper seal and condensing on the metal. In Frisco, this accelerates when homeowners run sprinklers against exterior chimney walls during summer, the thermal mass stays cool and wicks moisture inward.
- Audible rattling or clanking when the wind blows. The plate has detached from one pivot point and is flapping loose. This will eventually fall into the firebox or lodge sideways, blocking the flue entirely.

AfterReplacement Cost & What’s Included
| Service | Price Range |
|---|---|
| Famco damper plate replacement (aftermarket) | $340-$420 |
| Famco full damper assembly (frame + plate + hardware) | $480-$580 |
| Handle/chain drive mechanism only | $180-$260 |
| NFPA 211 Level 2 camera inspection with photo record | Included |
What drives the range: accessibility (some Frisco homes with exterior chase enclosures require removing a panel), whether the frame is cracked and needs full replacement, and if the smoke chamber above needs refractory patching where the old frame was mortared in. Every quote is written before work starts, Haven Standard Clause 1, with the scope, parts list, and warranty spelled out. The 365-Day Done Right Promise covers the installation and the part. We don’t start until you have that paper in hand.
DIY or Call Us?

There’s a safe middle ground here. You can visually inspect the damper plate from the firebox with a flashlight, check if the handle moves smoothly through its full range, and measure throat dimensions if you’re comfortable on a step stool. What you cannot safely do is remove or replace the assembly. The damper frame is mortared into the smoke chamber throat, and working overhead with loose masonry above your face is a genuine hazard. The pivot rod also sits in high-tension alignment, a stuck plate can release suddenly when freed.
We bring the camera up first, Clause 4 of the Haven Standard requires it, so you’ll see exactly what we see before any quote. The camera doesn’t guess. Neither do we. If you’re seeing symptoms, call (940) 290-7230 and we’ll book a scan. Corrine Halstead still sketches flue diagrams by hand in a notebook on the truck, and she’ll walk you through what the camera found before any numbers get written.
FAQs
In North Texas conditions, expect 15-22 years for a cast-iron Famco throat damper if the chimney crown and cap are intact. The killer is moisture infiltration during our humid summers, which accelerates rust on the pivot mechanism. Annual inspection catches this before the plate seizes or the frame cracks. Call (940) 290-7230 to schedule - estimates are free.
Sometimes. A stripped handle or detached chain can be reattached or replaced independently if the plate and frame are sound. But a warped plate or cracked frame is not repairable, the tolerances are too tight for safe draft control. We always camera-scan first to determine which category you’re in. Call (940) 290-7230 and we’ll show you what we found before quoting.
Most Famco damper swaps take 90 minutes to 2.5 hours, depending on whether we’re doing plate-only or full assembly. We need the firebox cool, so we don’t schedule same-day if you’ve had a fire within 24 hours. The photo record and written scope add about 15 minutes, Haven Standard Clause 4, and we don’t skip it. Call (940) 290-7230 to book.
We carry Famco-compatible dampers, plates, and handle mechanisms in the common 8-inch through 13-inch sizes on every Frisco service vehicle. The 16-inch and 18-inch assemblies are stocked at our warehouse and available next day if not on the truck. We source through our Haven buying network from Famco, Gelco, and Olympia Chimney specifically to keep customer prices honest. Call (940) 290-7230 to confirm fitment for your model.
